There’s this under-utilized tax provision called 1031 exchanges. Just a savvy fraction of investors use it. Once you learn it and use it, you’ll see a huge difference in your buying power when you transition from one investment property to another and keep your tax dollars working for you. Thanks to IRC Section 1031, a properly structured 1031 exchange allows an investor to sell a property, to reinvest the proceeds in a new property and to defer all capital gain taxes.It’s not often employed because the restrictions and rules of rolling all of your gains into another real estate investment can be intimidating until you’ve tried it.
